Wilmington continues to attract new residents, college students, working professionals, retirees, and vacationers. For local property owners, that creates an important question: Is a short-term or long-term rental the better investment strategy?

The answer depends on the property, its location, and the owner’s financial goals. However, in the current Wilmington market, long-term rentals are often the stronger overall choice for dependable income and simpler management.

Short-term rentals can certainly be profitable. Wilmington and the surrounding beaches remain popular destinations for summer vacations, weddings, festivals, and weekend getaways. Visitors spent more than $1.2 billion in New Hanover County during 2025, an increase of 5.8 percent from the previous year, according to the Wilmington and Beaches Convention and Visitors Bureau. Properties near downtown, the Riverwalk, Wrightsville Beach, Carolina Beach, and major entertainment venues may benefit from this steady tourism activity.

The biggest advantage of a short-term rental is the potential to charge a higher nightly rate during peak travel periods. Owners also have more flexibility to use the property themselves. However, higher revenue does not always mean higher profit. Cleaning fees, utilities, furnishings, platform charges, frequent maintenance, and seasonal vacancies can quickly reduce returns. Short-term rentals also require regular communication with guests and constant attention to reviews, pricing, and availability.

Owners must also follow Wilmington’s short-term lodging requirements. The city distinguishes between homestay lodging and whole-house lodging. Whole-house rental owners are required to have a local operator available 24 hours a day who is located within 25 miles of the property. Owners should review the city’s current short-term lodging regulations before choosing this strategy.

Long-term rentals typically provide more predictable monthly income. With a qualified tenant and a well-written lease, owners can reduce turnover, cleaning expenses, vacancy periods, and day-to-day involvement. Wilmington has consistent rental demand from UNCW students, healthcare employees, military families, remote workers, and people relocating to the coast. That diverse renter base can help support stable occupancy throughout the year rather than primarily during tourist season.

Long-term rentals are not completely hands-off. Owners still need to market the property, screen applicants, collect rent, coordinate maintenance, perform inspections, and comply with landlord-tenant laws. Professional property management can make those responsibilities much easier, especially for owners who live outside the Wilmington area.

So, which strategy wins? For most Wilmington property owners seeking reliable income, lower operating costs, and fewer management demands, the long-term strategy has the advantage. Short-term rentals can still perform well in highly desirable tourist locations, but they require more active management and careful financial planning. The best choice is the one that matches the property’s location, expected expenses, and the owner’s long-term investment goals.
